Neighbors: Please refrain from disturbing the neighbors - if you have questions, please reach out to us. *Do not trespass* on any neighbors property, including their yard, dock, or beach. Use of any neighboring docks, piers, boats, watercraft, or waterfront structures is strictly prohibited. These areas are private property. Entering or using them constitutes trespassing. Our home is located in a beautiful, quiet neighborhood - we have the utmost respect for our neighbors, and we ask the same of you. Guests agree that: They will not step onto, sit on, fish from, tie up to, or use any neighboring property, yard, dock, or watercraft. Violations may result in immediate removal from the property with no refund, as permitted by the rental agreement. Property owners may contact local authorities if trespassing occurs. Any fines or legal consequences resulting from trespassing are the guest’s responsibility. This rule is part of the rental agreement and is accepted at booking. Parking: Our long driveway provides ample parking for your vehicles — please use it as your primary parking throughout your stay. A few things to note: • Overnight street parking is not permitted, in accordance with our HOA requirements. Brief street parking during the day is fine. • RVs, boats, and trailers may not be parked on the property (also per HOA guidelines), though brief stops for loading/unloading are perfectly fine. • If multiple vehicles are in the driveway, you may need to rearrange them to exit — please plan accordingly. Beach: All minors must be supervised by an adult at all times when they are on the beach or in the water. Do not leave any items on the beach overnight. Do not leave any trash on the beach. We only own the beachfront directly in front of our property. Do not use the beach beyond this point on either side as that is private property. The neighboring docks, beach, and watercraft are private property and not part of the rental. For everyone’s safety and to respect our neighbors, please enjoy only the dock and waterfront areas that belong to this home. Lights: All outdoor lights (including porch lights) must be turned off before 10p or leaving the home.
 All indoor lights should be turned off when not in use. Weapons: No guns or weapons are allowed on the property. Quiet hours: Observed from 10pm–8am. Please keep noise levels low on the porch, beach, and outdoor areas after 10pm out of respect for our wonderful neighbors. Trash: Upon leaving, dispose of all inside trash into the outside bin and leave it out by the mailbox for pickup. Trash & Food Disposal: Please dispose of all food waste, shells, and seafood scraps in the provided trash bins - never in the river, on the beach, or in the yard. A previous guest's seafood waste washed up on a neighbor's beach and caused a real mess — we'd love to avoid a repeat! Septic: We have a septic system, so please be mindful of this - no grease down the sink, only toilet paper can be flushed (no wipes, tampons, etc.). Security: Our home has exterior security cameras for the safety of guests and the property. The equipment connecting these cameras must not be unplugged, moved, or tampered with at any time. Interfering with this equipment is a violation of house rules as well as a violation of Airbnb terms of service that exterior security cameras may not be disconnected. This may result in an additional fee and/or early termination of your stay. Rental Agreement: Signed rental agreement is required.
